There are lots of examples of markets cycles and you can see that it’s predictable in that there is a cycle (boom, recession, recovery) but the length of each stage is unpredictable.

Rent back would not be an issue in normal circumstances but since the length of the tenancy is unpredictable, makes it hard for any investor, for home buyers who are willing to occupy, shouldnt be an issue but the death in the house might certainly be an issue.

I didn't mention Appreciation because in this climate that is the thing that is the most unpredictable and cannot be guaranteed (nothing is guaranteed by the way) but appreciation has some skill involved but there are a lot of factors that a person can't control that affects appreciation greatly so I wouldn't count on it, if it happens then it's the icing on the cake.

When markets are doing unpredictable things like having values increase 15-20% in 4 months and rent rates increase to unrealistic levels in a short period of time this isn't normal.
