In many years I've managed my commercial property, I have served notices, pay rent or quit, unlawful detainer, gone to court to evict tenant and in every case, done things by the book and like clockwork. 

From what I can see, I would have a right to evict them for their unlawful possession of controlled substances, not that I am planning to do that at this point.

It doesn't matter if it's called an ejectment, unlawful detainer, whatever.

Eviction filings are called "unlawful detainers" in your neck of the woods.

Otherwise....you might be creating an unlawful illegal duplex (problems w/ city and problems getting it financed, etc)Check zoning
