If you want to find out if someone really knows what they're doing, ask if they've ever handled an insurance claim on a sub-to (I've had many and was always able to cash the check).

U will never get a dime of rent and you are going to have to probably do as you stated find your own attorney.. its better to leave property vacant than to rent to folks that have terrible credit.

For the county, you're probably going to find the most inventory suitable for S8 in/around North County.
