Someone comes in and uses lead roof materials, electrical conduits, a tank lining, soft solder, orparts from China all which have lead in remodeling after the certification...I know lead is dangerous for children.

Yes they can do averages based on what they saw on the last three remodels. but have zero clue as to the little nuances that pop up on every job.I would find a good General Contractor and pay him to help you with this.

I have another one under remodeling that I plan to do as a short term rental (no experience yet, but this house is next door to my home).I have a dedicated website that I maintain myself where I publish the details, applications etc, also list it on zillow and do the screening through mysmartmove.

If there were issues with the construction it would likely be very apparent by now unlike the the house that is recently remodeled, has relocated bathrooms etc. without permits, closes up the walls and then immediately sells.
