There will always be the occasional wasp outside as will there be snakes, raccoons, ect. 

Pests may include, but are not limited to, scorpions (approximately 23 species, including bark scorpions), spiders (including black widow and brown recluse), bees, snakes, ants, termites, rats, mice and pigeons. 

I stopped by to try to snake it, which she also tried and while it snaked out some grossness (as should be expected with a clogged drain), the water still drains very very slowly.

Try snaking the drain to see if that helps with flow which should then help with leaks.

I attempt to snake the drain myself, doesnt work a plumber comes and we think everything is all good.  3 days later tennant calls and washing machine in room adjacent to kitchen backs up out of the floor drain and causes damage to flooring in 2 adjacent rooms.

Snake was run through multiple times.
