It's a myth promoted by ignorant "influencers" on social media.

My advice would be to make sure your purchase and sale agreement has a marketing & assignability clause so you protect your rights to promote not only the contract but the property.

I try to focus on the policy or behavior, not the party or ideology promoting it.

You need to have a purchase and sale agreement in place with a marketing clause to be able to promote a property. 

To me anyone promoting a 36% return I would question and want to understand the risk.

The flip isn't always as fast but it's a very sustainable model with excellent margins.As for the "Where", just focus on a place with solid market dynamics where you have a tangible competitive advantage.

I use airbnb and vrbo to promote my MTRs.

This leaves friends/relatives wanting to help you out (emotional based investing) or people unsophisticated and naive (likely disciples of a currently heavily promoted guru).When I, or any other investors (with significant capital) I know of invest, either equity or debt), we only consider deals where (1) the “sponsor”, or borrower have a significant investment of their own capital, unless they’ve owned the property many years.  

It is also a "this is mine and it's tangible" psychological play.
