You also have subtle differences between states that could cause issues. 

It is a subtle difference, but an important one if people try to use a quit claim where it is not appropriate.  

With a regular monthly mailing program along with a credible, memorable marketing message (Jay mentioned the "yellow letters"... it's important to point out that he REMEMBERED those letters, and because he himself probably didn't respond to them is immaterial because he wasn't looking to sell.. the big key is that IF he HAD BEEN looking to sell, he MIGHT have responded to one of those letters because they got his attention).. and, a subtle point to make is that the use of COLOR makes a big difference in direct mail.

If you’ve had bad experiences with investing in Baltimore since 2015 and feel like some of the properties are crap in some of these areas (that I haven’t mentioned) then that’s fine that’s your opinion and your experience, my opinion is that it isn’t but in no way am I attempting to change anyone’s mind by subtle insults on how they invest it’s best for folks to find out for themselves because what may be crap to you may be a diamond to another which is why I decided to shed light on the good things to take away from these inner city areas.I would assume that you’re still in Baltimore since you didn’t state otherwise so let’s just go with a more positive take on this response.why are you still investing in Baltimore?

@Patrick Liska The subtle point I was bringing about was that this work really must be conducted by experts, who specialize not only in the engineering of buildings, but also the specialized tax code.

It’s too much of a ‘pastel’ color which makes me think of little old ladies wearing polyester pants.

On the other extreme the contrast on the tool bar is much too subtle.
