- I operate 20 Section 8 houses in Toledo, I have to openly say it's a Love/Hate relationship...it kind of goes against my conservative values but the money comes in like clock work and the tenants are for the most part good people and simple need a short leash for their expectations and paying their portion of the rent.

Dogs of leashes roaming around and collects rent in cash and cooks her books...she kept asking the hole time on what I grade her as a landlord...I just kept saying it needs work... also the listing was 1983...bit the case it was built in 1941!!!

The addendum is not free license to have any animal, but rather a specific one.The Pet addendum specifically outlines rules and regs and states specific violations such as noise, treatment, being left unattended, leashes, dog houses and anything else you need, and specific actions for violations (this is signed by tenant)Pet deposits are per animal.

As an investor, I've allowed people to stay in my property if they built a fence on the property (single family) and/or if it is kept leashed outside of the unit and I don't get any complaints from other tenants (multi-unit).

The only thing that you can legally expect/demand is that the dog is "reasonably handled"; leashed (unless medically required that it NOT be leashed), nice and gets along with tenants, not threatening, vaccinated (I believe, you'll have to double check this), etc.
