I have a tenant who often doesn’t even initiate the payment until the grace period, which results in frequent payments arriving well beyond the grace period.She owe back rent as well plus other late fees, but I’m interested in submitting a comprehensive tally for the eviction process, so I’m looking for the legal definition in CA. 

Maybe best to get boots on ground and  go the meetups before doing remote stuff  is a  good approach

I try to respond to stuff that I'm at least somewhat familiar with or see similar experiences with others.I'll have to ask him, but my guess is there isn't much wiggle room. 

He is a Texas attorney who knows his stuff and has some references if necessary I'm sure.
