@Bob Asad I like the individual sub account method escrow account, but there are multiple different ways to hold security deposits and multiple laws in different states.

The appraisal stated one was an office, another was a den and the 3rd was I think called a daylight room. 

For the PA investors out there or maybe in other states with high transfer taxes (2% of property value).

If you want to get a clue about places to avoid investing look at states where insurance premiums have jumped or where homes are uninsurable.
