Starting to get competitive though for investment properties because of that reason you have more and more people entering the market from out of state.

But about 1 year after we bought the property, they started cracking down on the homeless in downtown Jacksonville moving the crime to the neighborhoods just outside of Jacksonville.

There are still a lot of deals that are anywhere from 120-180k and multifamily typically starts around 200-250k.
