Tenant damages for unpaid rent, etc...can be sought in small claims court.I am not seeing lower rents...stable & slightly higher, within normal ranges post pandemic.Norbert Huston

I would rent out the Nevada property then later on, leave the Bay Area and move into the Nevada home to semi-retire (work on a part-time/contract basis) - there's no state income tax whereas California is taxing all my income, including rental income from my Indianapolis properties.

I got into this journey to provide a easier retirement for my parents, and provide cash flow for them.

Regulations are very stable here. 

Not sure what you plan on doing for active income when you retire but also the higher the income the better.

I am currently a high school math teacher who will be retiring in the next year or two.
