Land prices keep going up, and fringe neighborhoods are changing everyday. 

Zillow is a threat to the national assoc. of realtors...and they are one of the most powerful lobbies in the country...they are on the fringe of a battle...could get uglyThe beauty of having access to raw data in real time is that it can be used for analysis for many different purposes....while the MLS portal is not perfect, it acts as a solid way to communicate with your clients about properties in an interactive way. 

I have seen a number of multifamily properties on the market and you are right they don't have the curb appeal of the new builds happening on the fringe of Cheyenne.

The best deals on paper that I've seen from the MLS are in fringe areas at best.

Additionally, riding a bike is out due to the neighborhood being on the fringe of lower socioeconomic area.  

We've gotten to the point where people are investing in the fringes.

But I am totally unprepared for all these sudden layoffs and the possibility for this fringe area to empty out.I'm currently in CA, and have a great PM--but this is not a problem she can solve.

Although IMO most members of the US Senate and house are so/so at best, too many of them are religious fanatics who draw most of their support from a very fringe group of voters.It's the 21st century folks.

Where I see grey areas on BP are folks that are raising capital as part of GPs and that is all they do, are not licensed, and in posts are recommending sponsors and that is where I think folks may get confused as to what's their agenda, even if they are not disclosing a deal itself, operate around the fringes.
