Having "name and/or assigns" is sufficient enough, but it never huts to add a statement in special provisions stating that buyer has the right to assign the contract so that it is spelled out to the buyer.

They must go through you/your office when they are ready to purchase, but you can show them anything on the MLS/your inventory (spell this out upfront).

Dual Agency, in most states, must be specifically spelled out and signed off by all parties...it is NOT automatic just because there is only one agent involved.
