A year ago I recently purchased my first multi family to house hack and I rant into a issue when the seller paid for a electrical upgrade to the home.

I'm an independent agent here in AR and I write a lot of rental property, with ~6 preferred markets and if the properties have some issues, age, claim history etc.

It is hard to respond to this without fully understanding the issue and missing pertinent information such as what market etc. 

If you can find practice tests, that is my recommendation - that is what I did after taking the required time component and did not have any issues passing the test. 

That will be an issue if you change it to try and make it contingent on financing.

As an investor - if I was putting $125k down I would want title in my name and a clear title policy - so that is where I would have the issue. 

This is in large part a neighbor to neighbor issue.

And folks that need to do that dont have the capacity to deal with a loan that has been called and a seller that is madder than a wet hornet if you goof up their credit.Then the other major issue glossed over by everyone is there is a minute amount of sellers that will even entertain these transactions and most of the time your paying a premium for the asset.
