If you have (2) free and clear rentals with no mortgages I would also encourage you to pull cash out of them while values are in favor of cash out.I would avoid a Heloc and just do a cash out refinance the rates are lower and the terms are longer so you get a lower payment.

I think this is a terrible practice pushed by a greedy society.

I'd encourage you to try to find the unassuming guy that drives an old truck/car, buys his clothes at Costco, and never brags about how many properties he owns.I'm just a small time landlord but I'd be happy to help if you think that I can be a resource.

They are pulling the wool over peoples eyes by DIVIDING the people and stirring up animosity and classism to redirect rage that is rightfully on THEM the politicians at responsibility, unto a class of society that is one to easily make a "fall guy". 

It is great to slowly have cities that do 1033, in order to establish a proof of principle of how this law can work, and encourage other cities to follow suit.

However, I would encourage you to finish up your current loan before doing anything.  

While not explicit, the contract is written in such a way to encourage a commission, and discourage an hourly pay structure.   

In a capitalist society every transaction is based on both the seller and the buyer/renter thinking they’ll be better off after the transaction.

This is why my deposit is always higher than the rent.This encourages the tenant to pay the last months rent and clean the house so they their higher deposit back.

While the listing agent may encourage you to offer a buyer’s broker commission to motivate them to have their client consider the property, A) they buyer should now have an agreement regarding the commission and B) the buyer will see the property on online platform, diminishing concerne about the broker steering away from properties that don’t offer a buyer’s commission.
