It's doable and I could have handled more but your free time disappears quickly and depending on how your significant other views your real estate business, it can get stressful.

You can do the research, join a local apartment association or hire a PM.If that sounds doable to you, you can certainly search online for a property, but if you find a good agent, they should be able to steer you to a property that will serve you well as well as point you in the right direction for any management advice you might need.Best of luck!

Starting REI with this much debt could get you into LOTS of trouble.Imagine, if you follow my plan, in 3 years you may be able to have 5-10 cashflowing properties (roughly, 1.5 years to knock out the debt, 1.5 years to get deals and buy properties which definitely do-able). 

Overall, each town and each investor will need to pull together a number of options to create what everyone deserves - a clean, habitable home that doesn't bankrupt the family vs. a reasonable rate of ROI... not easy - but "doable". 

It's reassuring to hear that owning rental property out of state is do-able and that acquiring that first property is the hardest.

Even with one or two vacant, $2.8K should be easily doable and the monthly cash flow would still be there.

Lehigh valley would definitely be doable on a weekend.
