Job 1: Your 20s is for working your a$$ off, living below your means, delaying gratification, and thinking long term.

Sounds like she absolutely needs to get out--I can't even tell you how much gratification we both got working on this project together, and calling all the shots (without a boss bossing us around). 

It’s not the city, the location, the lack of train, the lack of jobs......it’s not NYC, Orange County and NYS using newburgh as a dumping ground for every sexual deviant they could find for 30 years.

Do we trade our equity and opportunity and put off my dreams to give my family a better life now or do we continue to delay gratification and stick to the plan?!

I've added some solid sweat equity (maybe not 25% of ARV, but a good chunk of change), and sure, I'd love to be able to dump that equity into other investments, but real estate is about DELAYED GRATIFICATION, and if you're not patient in this game you WILL fail.

The need for instants gains, instant success, instant gratification, instant money and wealth is a common mistake. 

Keep building up your savings (this means delayed gratification), get your credit score up to the high 700s if it is not already and start analyzing the market now, today(!)

If you find out they are not paying, calling all the time over their neighbors music, get put on the sexual predator registry, you can simply non renew. 

Or if a property manager sexually harasses a tenant, the lawsuit could be expensive.

If you have any drug with distribution charges or crimes of a sexual nature don't apply.
