In Canada you can typically prepay whenever you wish and, provided you do not exceed the annual "prepayment limit" under the conditions of the note, you will suffer no penalty.

Unfortunately most lack the balance sheet to obtain favorable financing, can't afford to put any skin in the game and fail to make a compelling reason for why the investment makes sense or to justify the structure they are seeking.

The mortgage interest rates are more favorable and so are the terms (no prepayment penalty, as little as 3% down payment for a first time homebuyer, etc). 

I also recommend explaining what the penalty will be if she's not out as scheduled.

I am not seeking to charge each tenant, only seeking to remotely monitor each buildings water usage to identify costly waste/problems early as possible.
