I think it can be profitable for seasoned real estate investors who have both the time and expertise to make sure their rehab project stays on budget, but I definitely wouldn’t recommend biting off more you can chew and doing BRRRR for your first deal.

For many owners, this is a win.Other owners may value the consistent monthly deposits rather than worrying about the usually seasonal STR incomes.

Maybe investors/flippers who may be more seasoned and not need a full service brokerage - in either case - WOW on that .6% commission!

They take your electricity bill for the year and do a straight line calculation which is almost always wrong because your electrical company charges vary by the hour, and solar production vary by the hour / season etc.

They may not take on new clients in the first quarter of busy season.  

Conventional financing would be difficult as they typically require 12 months seasoning to use the newly appraised value.

Otherwise contract a service for the season that will automatically take care of for every snowfall.4) YES you need to heat them!
