Budget about $8k overall - my initial reaction is to replace rugs in bed room and living space (may change to vinyl or laminate flooring in living space), update vinyl floor in kitchen to tile / bathroom to new tile, paint kitchen cabinets to a light bright color (and walls), do 4 recess lights in bed room (no lights currently) and do floating shelves in the living space to create more storage opportunities.Appreciative for all thoughts and ideas about how to make my home more attractive / protected for better tenants.

Since it's a little colder to the feet, a lot of people put down rugs, and hence protecting it more!

Turns out after about a month of the tenants living in the property, they complained about their rug being soaked in water. and water on the kitchen and bedroom floor.
