I even drew up an amendment, stating that I will pay a higher per diem rate than what was asked, dating back to the original close date, and Seller refused.We did not have a formal signed amendment to extend the close date prior to going into closing.

These "party houses" that were renting illegally on AirBnB drew lots of attention from the neighbors and have caused loads of problems.The fact that you mention this house can accommodate 12+ people implies that you are looking to fill that "12 person, higher nightly rate" space.

I had enough money in that account for auto-pay on taxes and insurance for 3 years (set it and forget it) but they never drew a dime, because the dumbass insurance broker (Part of StateFarm) messed up a number or two on the bank info.
