This fundamental piece of the puzzle should not be skipped 🧩🧩 

I'm a little puzzled why you and the management company are trying to both do the same job? 

I have been in real estate for roughly 7 years and had a 5-year span in property management where I managed about 45 residential condos so putting the pieces of the property management puzzle together will not be an issue.

Its the last piece of the puzzle for that project..aside from filling it up of course.  

Probably a piece of the puzzle for most people.

many I see post on BP about their lack of success raising funding  usually relates back to their idea that they are the prime piece of the puzzle and the investors should be happy with the return they are offering.. this may be true when your grant cardone.. but starting out you have to honor the money no doubt. 

So they are simply one more piece of the puzzle you have to put together as an investor when buying properties.Not sure if that helped at all, lol!

The CoC like every other metric is only one piece of the puzzle.

The most common problem is not the feel good intentions of the owners, it is the lack of knowledge of proper dog training.It is easy to spot a scumbag-gangbanger-a-hole-criminal-felon with an aggressive dog(unfortunately, almost always a pitbull) but, the real problem will be when those good tenants with jobs, good credit and kind hearts, are so puzzled as to why their perfect little 70lbs sweet pitbull baby bit someone.Lastly, a question to the OP. 

This challenge with doing this up front is that there are so many potential moving parts that make it difficult to give a concrete answer until you have every single piece of the puzzle.
