If i was an investor in Lane's syndication and he pulled that, I sure as hell wouldn't be scared.

Given the income and lack of debt, I would probably pull a HELOC on the current primary, but the house you want and do what you need to make it livable. 

You likely already know, but you need to pull your COE and calculate how much entitlement you have left.

Even if every Concrete crew was "legal", wages would pull them to other low paid laborer jobs such as landscaping, house framing, meat packing, etc, causing wages and cost to go up for new Self Storage Construction, let alone availability.Security Systems- yep sourced overseas, China.Interest rates going lower, but I expect Inflation to go higher.

I pulled data from VRBO for similar 2br/2ba  units in the complex and by my calculations the nightly rate on average would come to $208.

@Brandon Brock I understand that the price is high, I wish it had been cheaper but I will say that I am glad I signed up for a couple of reasons.1) There are a lot of garbage notes n the internet, having seen some of the offerings that come through Eddies group I have something to compare against.2) I have had a few specific questions and been able to call someone and get a a straight go/no go opinion on a note that has probably saved me more then the price of the class already.3) I could have read books and threads on BP but I think it would have taken me longer to get to the point where I would be comfortable pulling the trigger on actually buying a note.

If you are trying to maximize space you may want to consider convertible sofas and/or one that has a pull out option.As far as material my preference would be a darker neutral color microfiber that would be easier to clean.Possibly most important is looking for one that is commercial grade for durability.
