I am a newbie interested in getting my rental portfolio started but I have been encouraged to start with wholesaling to build capital, with that being said an opportunity fell in my lap (potential first deal) but its 3 hrs away (Edison, GA) I have researched the area and it appears there is not much activity.

I fell in love with the fact that I could be a huge asset to my community by creating more affordable housing opportunities and that is what drives me to continue on with this career path.

It fell tru because buyer couldn’t get finance.

The first purchase contract fell through and we lost a month.

If it’s on the mls it is probably not a good deal  I've found good deals on MLS, just lot of ones to sift through.The ones with messed up sqft or fell out of contact can increase your chances of getting a deal.

I mean it seems to be the right kind of place because at night you don't see questionable behavior, i.e. prostitutes, drug deals, etc.

The next call could easily be that the dog jumped the fence and one of the children were startled and fell off the pool deck and now has a concussion and possible fractured neck.

Once I was pulling back up to my office and there was a guy just down the street that was stumbling around and fell down in the street.
