small profit Lessons learned?

While it is possible and can be profitable to invest in small properties out of state, I don't think it's worth your time and effort.

That house won't have a profit for 3 or 4 years now. 

If you do buy a pre foreclosure and follow all the rules and sell within 36 months any profit 80% has to go back to the original owner  who was in foreclosure.Since I made living doing foreclosure rescue prior to this . the new laws removed that activity from my business..

Hey Andy one of the keys to profitability as a landlord is quick turn over. if you where renting your unit out for $2,000 a month and waited 3 months to get someone in.

Some investors have found that working with the right team even in challenging markets can be a pleasant and profitable venture.  

It also puts your agent and lender in a tough spot where it could be a perceived "fraud for profit" and they could lose their license and face time/penalties if they knowingly cooperate.

Would I pay for all the remodel expenses and then 50/50 split of profits or does contractor pay remodel cost?
