I have been looking more into wholesaling and I am slowing putting money into REIT’s and learning everything I can about every aspect of real estate and general investing to not just jump into this blind.

It's a pretty standard product these days.

I have read mixed reviews on investing in this market due to pro tenant system, high vacancy and very slow price appreciation.

More than likely, the loan officer on your file either A) didnt know their own product very well, or B) glossed over this aspect in order to get the loan to closed due to a lack of integrity. 

Or you’re not budgeting for a great product and will be obsceleted in the near future.My team provides all the above without hefty consultation fees like many STR experts/gurus do.  

Other areas just do not provide the returns from what I have seen - prices too high and roi to low - want to be able to parlay returns  (still have a slow and steady mindset but maximizing cash flow is priority to me for early stage of investing).      

@Andrew M. yeah, if you opened a HELOC while you opened while living there then it's likely that they don't want to extend that current product.  

Getting all corrections made at once and an expedited fashion, for example city asked for 10 things to be corrected by designer, get plans back get all corrections made within one to two days (this is a slow process at times, sometimes this is one of the biggest time killer).

I've read many other forum posts explaining how natural appreciation in Scranton is very slow but will cash flow nicely in the right area.
