Their price structure is probably different but I would use any free consultation available with all law firms that are specialized in asset protection before deciding what structure to use.Also this firm and one it’s lawyer (Clint Coons) have great YouTube channels that will give you a plenty of free information to educate yourself about some of the structure that you may consider.

I have considered adding an ADU in the back, but since I am limited to 75% of the main house square footage, this is also probably not worth it.

According to several websites, and an AI summary, $100 per month is average for a 900ft apartment this time of year.Switching to electric would make the tenants responsible for the bill, but you would eat the cost of installation and it may drive your rents down because electricity costs are probably much higher than the gas you currently pay.I recommend you do more research before switching anything up.

@Armani Pimentel Yes, I believe that wholesaling is generally not the way to go, because it is getting banned, there are people who try to take advantage of aspiring entrepreneurs like you, and it is extremely low probability

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.
