As I've been doing more and more deals over the years, and gaining more and more experience I been having people reach out about how they can invest with me on future deals whether it be Buy & Hold or Flipping.

I have yet to do a 1031 exchange or a cost segregation study (I'd like to see how this plays out long term when selling or doing a 1031 exchange into a different property) or expense business travel/mastermind/classes. 

People pay a lot of money for advertising, so here is your chance to gain valuable "real estate" for free (or for the cost of a sign).

With the idea you get your 6k back when fund deal/deals  MLM all the way sell the futures and the deals that Cogo did pay me off on as you stated took forever to fund and the rates were even higher than mine :)  Its just a very good Guru selling his stuff we all know they make the money selling the 6k how to become a lender. :)  

Because I don't see any exceptions in it for those people who want to get out, who want to just sell and run.

I worked with an agency back in 2019 - 2020 and found myself training their people more than they did.

Why not sell it?

Well, what would be happening is that your buyer would be buying your house subject to the existing note, since you can't legally sell the property without paying off that note or transferring the debt to the new buyer.

If they can get what they want, they'll sell - often trading up for a larger property by way of 1031 exchange.
