I've mostly paused working on my next RE acquisition because I think there will be better opportunities in 6-12 months, the library is closed so my access to books is limited, it's tough to get to many house projects while taking care of all the kids...so my days have been very unstructured and for me, relatively unproductive which is very internally frustrating. 

Perhaps you might consider a “tactical pause” from college to figure out your path.

I've been thinking lately that maybe I should pause my real estate investing for a few months an roll all the profits from this flip directly against my student loans which would free up about $1000/mo personally. 

I have been pretty conservative so far and it is makes me pause to read about how quickly a lot of people lever up after just starting.

I would recommend that you hit the pause button and jump on a call with a CPA and tax strategist prior to forming the entity.

The MLS also has few deals right now.So this is my question, do you pause marketing and wait until the market shifts?

I appreciate your reduced asking price and as I have mentioned, I am willing to make a firm commitment at $125k with a P&S and an earnest money deposit but some of the covenants and their wording give me pause.

I started to sign up and they requested my SSN right off the bat which gave me pause.  

My rents can basically cut in half and I'll break even...and I only buy in primo areas...so the questions is...keep buying or pause and save up a ton of cash for a rainy day?
