It was 90k which included new sewer line, AC unit, flooring, paint, lights, kitchen sink and counters, bathroom.  

We are purchasing a $35000 duplex cash with exterior paint and some other small items it should appraise for @50k.

Your acquisition manager should paint a picture of how it will look after you go under-contract, mentioning that you'll need to send an inspector, contractors, and/or partners, and that it usually takes 2 or 3 visits.
