Hey Calus, hang in there, some have beat you up but you have been patient, slipped the shots and you are doing better than you were at the beginning.

I am not afraid of work and I look forward to it, I’m just stuck wondering if I should not be patient and get a smaller deal quicker, or be patient and save more to get a Bigger deal later.

I buy and sell 3-5 homes in Pittsburgh a month and all the deals we buy are not home runs but in the long run if you are smart and patient you can find a few good deals that will net you a better return plus as I stated remember all the other financial benefits.  

Just be patient.

It's not a matter of 'being patient', the issue is that the costs have gone up and return has gone down. 

I am not sure if they can come up with 10% down payment right a way especially they may need reserve money to install fire alarm equipment and fixture in the property for patients safety and code compliance in the next 3 months.

I would probably pass if others are going for 30k ,       maybe be patient for the next one with comps above yours to have room for a price increase  

This is very exciting but I can't help but wonder if we should continue to be patient while paying off debt before we get into real estate or figure out a way to jump in get a property to house hack or live in flip etc.. 

You're wise to use the 1% rule, but in this area it is harder and harder to hit, so be patient until you can.
