I have a 6-unit building I rent to mid-term renter only.

I would say try Facebook market local groups and other mid term rentals for people who are looking to stay for 3 to 6 months due to insurance claims.

Long term buy and hold, mid term rentals, short term rentals, fix and flip, wholesale etc...

I have read that you can contact  the nearest hospitals  and offer services, so how is this done successfully out if state and what are other means for the example staffing agencies. 

We plan to open reservations now for next summer (2025) and want to avoid the mid-week vacancies.  

When i started in the mid 70s I only sold land and land commish in those days was 10%  .. most of the deals I took on were ones that other agents simply could not sell as they were very rural props in N.

That said I’ve  taken an interest in Turnkey properties with two companies in particular standing out which are Mid South Home Buyers and Rent 2 Retirement.

Another option to consider is using the space for Airbnb or mid-term rentals.Here in Texas, basements aren't common, but I found a home where the third bedroom had its own entrance right off the driveway.
