If you have the cash and the credit and the deal scenario works (meaning the project cost is less than 75% of the ARV) then you should get 80% - 85% of the purchase, 100% rehab held in escrow, at about 2 points with like a 1500 service fee.

I understand the the pros and cons of holding a property in an LLC - better asset protection should there be a lawsuit but also can be more difficult to get financing.I'm just wondering if there is anyone here who is on the other side of things and have held your apartment building in your name?
