Tax Court is a separate entity, mere license to practice before an IRS agency doesn't rise to the level of being able to speak to the U.S.

This is true for both stocks and bonds, with each trying to determine if it will move back into the ranges seen in June and July or if the recent move lower in yields and stock prices was merely the first wave of a longer campaign.

Merely being with the market leader is most of the marketing that I need.  

It is not a question of ethics and morals, these are merely constructs created by one form of society that will be different in another form of society.

@Curt SmithThank you for the comment, I understand eliminating the tenant paying for repairs and any type of so called service to the seller.I am meeting with 3 real estate attorneys over the next week and am waiting for a couple others to return calls.My goal is not to break any laws but merely get a deal so I can get out of the rat race and start building my empire.

Your cash reserves would not be included as they are merely a pledge and have not been spent on the property. 

For a mere $100 the problem can be fixed in it's entirety, including replacing an entire appliance! 

Hi Mark, The payoff of a seller's note 3 years later is not considered to be a sale of real estate but merely a payoff of an outstanding debt, so it would not qualify for 1031 Exchange treatment at the end of 3 years. 

These are merely suggestions , since i having started working it per say. re: the hang ups unless you want to call and directly say something like " I see i've missed your call do you have a house to sell" i would simply send another letter and maybe an experienced wholesaler can chime in here but I don't think you should send the same letter.As for the problem of not closing i guess you can chalk it up to learn curve. it's a numbers game (or so i'm told) so keep trucking

My understanding of VA loans is that the Veterans Administration guarantees the loan where the FHA merely insures the loan.
