Look at their marketing strategy.

If it was on the MLS or is in disrepair and no one else is bidding on the property (say an off market motivated seller) then yes sometimes.

If you have a loan, you may wish to look into due-on-transfer clauses.

You clearly don't know our market in Sarasota.  

While I don't expect another 2008 size wave, I do see a large hold back of inventory coming to market. 

Campus housing has been under tremendous headwinds for the last 4 years.These properties were sold with extremely aggressively optimistic projections, as well as a price that represented a significant premium to fair market value.So sorry to hear about your investment.

The best course of action is talking to so many sellers through your marketing that you find the ones that are truly motivated at the price you are willing to buy their property at..

I'm curious what more experienced investors will leave to finish repairing after they list the property, but before they start to show it (or lease it).I start the marketing about two weeks prior to completion, with an advertised availability date of one week after completion.
