Placed another 8 unit portfolio under contract in early March, unfortunately contract expired on April 23rd, couldn't secure favorable loan terms that wouldn't allow portfolio to meet cash flow numbers because banks changed lending practices due to Coronavirus pandemic.

I believe a large portion of the users on here owe at least a small portion, if not a large portion, of their success to this community.  

Historically, real estate will appreciate over the long term.

In real terms you would walk away from an investment long before a primary residence and therefore most banks will not allow it for anything less than 10%.

Partial notes are just a partial note in the loan's yield (not the loan itself) and in most cases, a second position on the loan (both upside and downside) by contract terms with Aloha. 

Using the short and long-term leverage accelerates my TIME FREEDOM date.  

We don't reach that point until we have had the opportunity to understand what an investor wants, their motivations, long-term goals, and risk profile.
