It's a great option for the right investor at the right time in their lives.  

It's changed my life for the better, personally, as well as so many of my family members and friend's lives as well. 

I don't agree with your assessment on Tertiary markets as it relates to appreciation and cash flow.while some can be OK.. many of those markets are stagnate and those renting are certainly living month to month.. harder to find labor etc.

All water, sewer, and electrical infrastructure is being replaced.
