I have invested in real estate casually in the last several years, and am looking to step up my game by learning from those willing to help, and succeeding with real estate. 

Its being operated at STR from last 30 months with great cash flow.

I had a project last year that a sub hit a conduit that was marked out and the utility made a claim many months later.

Apparently there was supposed to be an emergency meeting last week with all GPs and LPs but somehow I did not get the email.

I have opened two more LLC's with them since I last posted here.

If the loan lasts many years or it becomes a problem child, the points we get does not cover all our efforts.

For what it's worth, I went through 5 different property managers in 2 different markets (one local, one out of state) over a period of 5 years, before deciding I would self-manage everything across both geographies beginning last year.

Renting is the last thing I would do personally unless it is less than 12 months max. 

We had a neighborhood meeting last week to discuss the development with nearby property owners.

After I fill the last vacancy, the building will generate as much cash flow in one month as its predecessor would have generated in a year.There are so many other stories whose origins are with that same knock on the door, but this one's already long enough.
