The big problem (according to my plumber whom I recommended to the seller and performed the repairs) is the cast iron drains, which rust and then cause leaks.

Buying at auction sight unseen other than a walk around, I was stunned to see when i finally did get inside that the home had forced air heating and central air conditioning.....really lucked out there...it appears to be original because it had these big old cast iron floor grates.

If your primary is unavailable it would be wise to have your backup step in and already have the arrangement ironed out.Our cleaner's husband is a cabin contractor, handyman etc. and has been a big help in dealing with deferred maintenance items found on the inspection... and the pair of them as our boots on the ground means we can ship items larger and more complex than normal and have them placed.. think furniture, electronic equipment, etc. rather than only being able to ship cleaning supplies and linens.

Suggest you iron out this with your CPA quantifying the amount, tax and projected income at your future tax rate.Your CPA wants to know what, how much you are invest in cash flow, affordability etc.
