So far, it has not happened.What I have done, that I have found has GREAT returns, is to send $100 gift cards to Outback at holiday season for my tenants that have paid on time all year.

.- Okay, let's assume they do that, not sure why, but let's prentend they do that and gift $17,000 in equity to the buyer, so he can come back and buy more. - The lender is wanting to see either a list of improvements including receipts and lien waivers for the new appraisal of $67,000 to justify the higher price and/or they will require 6 month of seasoning.- If someone knows how to buy, appraise and refi in 30 days, please let me know how.

I did a partial related party 1031 in 2010 where I exchanged a property of Value X for a 50% interest in another property of Value 2X, this combined with a gifting of the other 50% interest.

I also let them know via email or maybe a small gift card when I WONT be raising rates even though the power co did... gives you a chance to recoup a loss for idiots who leave taps on or don’t report a leaky toilet and also gives you a chance yo remind them you’re eating an increase that as a homeowner they would be required to pay.
