He is a very intelligent individual that owns and manages a large portfolio in the Twin Cities area.

Once in awhile I get requests from programmers trying to develop an app or some program for human intelligence, can't be done, while parts of the analysis can be accomplished much easier with technology we don't have artificial intelligence to make objective and subjective determinations.

He's a super sweet and intelligent guy, but he does make some questionable hygiene choices, and about once a year he has a melt down that ends with cops and/or EMS coming.  

I am asking if anyone has ever asked an intelligent, trustworthy friend to act as qualified intermediary in a 1031 exchange.  

I finally came to the conclusion that unless you are very intelligent or very lucky, in light of the existing laws in place, getting started in real estate isn't going to be easy.

Chris, sorry your question got smoked, there are many ways to ensure privacy for owners of larger operations that can not be pierced in two hours, even by the justice department or intelligence agencies or even the IRS as not all agreements, assignments or deeds must be filed, they can sit in a lock box.

Some of the most intelligent, and savvy people in REI are right here on BP, and they are very generous with their knowledge.

Thanks to the BP podcast #7 I was able to dive into the appraisal more intelligently than I would have before.
