I have to agree with Corby, "as is" should still allow you to do inspections for informational purposes only.

Tenants should certainly take responsibility for maintaining the property and promptly informing the landlord of any maintenance concerns.

It turns out that we were never going to get paid out in the first place, and eventually found out some of my properties closed, but was still never paid out for them, but most of my properties simply just ended up dropping and i was never informed of it.

Then you criticize @Don Konipol saying that he is predatory in partnerships, all while you don't share any information about yourself in your profile.
