Since this is a rehab, you shouldn't have to worry about offering a builders warranty but here's some things I've become accustomed to doing to make the warranty, sale process and transaction process easier.  

Greg, first off, congrats on an incredible accomplishment—13 paid-off rentals is no small feat!

Most of the core aspects of your LTR lease remain, but there are a few tweeks that I think make MTRs easier to deal with and more appealing to your customers.  

Plus, if you want to scale quickly, turnkey providers make it easier to buy multiple properties without worrying about finding each one individually.If you’re feeling comfortable with taking on a little more responsibility, you could also buy directly through an agent and work with a property manager to handle everything.

Unless you recast your mortgage (talk to your loan officer about this potential option) your payment will not go down for the life of the loan, even if you owe an incredibly small amount. 

Having a lender who believes in you will make your deals 100x easier.

That experience taught me to always overestimate CapEx and vacancy buffers... it’s much easier to sleep at night when you’ve got those cushions in place.From what I’ve read in Bloomberg, these challenges aren’t unique, especially with rising rates.

They usually sound good, but give very little practical advice and make it sound easier than it is.
