@Scott ChristopherScott,The largest red flag being waved at your potential project is clearly it’s hard cost.Therefore, before entering the dimension of what I call “the illusion of progress”, and spending time and money with 3rd parties you would be wise to focus on what the value of your deal looks like.Value drives and determines everything else.If your product is for sale, you should take the gross sales and deduct commissions, closing costs AND your target profit margin from it and you will have the total budget amount that you have to work withIf your product is for rent, you should determine its Gross Potential Rental income and use that figure to calculate Net Operating Income and divide it by an appropriate cap rate to determine the project’s capitalized value.Use the same method noted above for the for-sale product to determine the total budget for the rental product.Once you have your total budget, you will also have a very good idea about the project’s performance and feasibility.Hard and site costs typically account for about 70% of total project cost.

I've been looking at property in low class neighborhood and see that the property is more affordable my concern is if that is a an illusion due to the fact that there are more risk involved with investing in low class neighborhoods.

no money back guarantee, no trial period, no showing what is his system if he has one ....they sell something without tell what is it .........what kind of illusion are they selling t the most desperate people  . few minutes ago I spoke to a guy his name ED and this guy hang up on me , why because I told I want make that if I discovered after 1-3 months of joining in  that you are not doing your part as detailed in your system ( closing deal with buyer with seller, and finding buyer and closing deal ) then I need to be off any financial recurring obligation . the Guy HANG UP ON ME ( his name ED) .NO replying to email inquiries only the old fashion way as ED call it we are old fashioned and we sold 3000 houses which is same claim a year ago , 2 years ago as if never sold another houses past the 3000 2 years ago.

Indeed, i have no illusions of appreciation with this, and i already baked this into my analysis.I didnt consider the co signing factor, i suppose this is a wash as i would still end up with the mortgage if my tenants were to flee at my real property rental.Flipping some of these sounds fun, ill be looking more into that!
