In our area a one bedroom voucher holder can afford a two bedroom rent, so the only people who rent one bedrooms are people living in weekly rent hotels - basically one step away from homeless. 

Seems like a pretty stable group but I know (I’ve worked with formerly homeless folks) that won’t last.

I was homeless at one point in my life and learned the power of money and have been working to improve myself ever since.

Even now, 1 full week into school, we have students who are essentially homeless just couch surfing at friends places, waiting for a room.Speaking with my international student tenants, they said its partly due to the USA with Donald Trump making it very difficult to apply for VISAs, so the people who would have normally gone to the states are coming to Canada instead.

Lots of properties are being renovated by investors, the area is cough cough changing color, all in all, the area is losing its slum feel that you still find on the north side of Jackson.I don't see why rents will go down as it directly addresses the problem that was identified in all North American cities 15-20 years ago which is that at night city centers are void of anyone, so crime and the homeless move in.

Just guessing that college students would use more water but be home less to use less electricity.  

It was boarded up with homeless sleeping in the yard and now it's pretty much the nicest house on the block.

I have tried to help homeless get off their feet.

Most of you know my story of how I went from being homeless at one point in my life, to starting in Real Estate less then two years ago with $30K saved, and by implementing the information I learned on BiggerPockets, today I now own 10 cash flowing properties Free & Clear with no mortgages that I call my blue collar retirement plan.  

That, or really get advice from Section 8 threads or any local investors that have dealt with homeless vouchers.
