On Student rental side of things I would STRONGLY warn you against that UNLESS you can show you really know your stuff in this specific St Cloud market for specifically student rentals.

This removes any leftover soap, oils, hairs, etc.2.

We live in a heavily wooded city and this stuff is par for the course. 

By the way 2.5 years ago going back to GR I was hearing similar stuff about price of RE in my market being too unaffordable but statistically it was more affordable than most of the previous 60 years.  

I don't care about what someone else posts about me and that stuff is still there.

Copper is expensive, you want to use pex (and make sure they don't buy the cheap stuff from the big box store).

When I go home I want to take less stuff, not more.

They might request to re-process some aspect of the loan or to show some proof of some things, but most lenders don't want to deal with all of the back-end stuff on something like that. 

They don't care too much about the other stuff.  

If you own your washers and dryers you will probably make some decent money but get ready when something breaks and the tenants want it fixed right away.If you are priced lower than the local laundromat (which most are for some reason) your tenants not only have to carry all their stuff to the Laundromat but will have to spend more money and may want you to cover it.Also a Service Tech will probably charge $100 to show up plus parts.
