Owning RE isn't for everyone.

You can try your luck to see how long it’ll take for the roots to re-grow, but be prepared to eventually make the proper repairs.

Its somewhat like a RE license vis a vi a RE broker licenseyou need to start as an MLO  ( mortgage loan officers)  Before you can became a Mortgage Banker  as stated above you need to show experience. 

Generally speaking high priced RE doesn't make sense for LTR. 

most of those transactions you as the buyer pay a premium FAR exceeding a 3% RE fee but people still use them and seek them out thinking they are getting some off market deal when in fact its on market .. its just the wholesalers market not the mLS>

as others have stated, if a RE agent does not believe they can sell the property, find a different agent that believes they can sell the property.  

Having been in the RE market for many years, I've seen and heard some horror stories.

If we buy in 25 we could rent it out to others first bc theya re required to stay in a dorm the first year.

I have a large sum of cash sitting around, and I also have a long term goal of moving into a house for my kids and I, so I'm questioning if I should trying to re-strategize.
