Would love to see how performance pans out over the longer term.Also, my personal gut tells me with turnkey that the properties are not BRRRR'able as you're essentially getting them post-renovation for their actual appraised value and not below.

And you ask them if they are direct to the seller and have the guts to say "Yes my partner" LOL 

So, to be clear, are you saying that data/metrics aren't helpful in decision-making and that you solely act on your personal experience or gut? 

Gut saying try to rent for a year and then re-evaluate.  

I'll be doing an extensive full gut remodel which will include an expansion of living space by doing a partial garage conversion making this 2 bed 2 bath SFH a 3 bed 3 bath SFH, adding about 300sq feet of living space.

It’s your money and your life and your gut.

I honestly don't think I would have had the guts, not to mention the knowledge, at that time. 

If you can find financing on a vacant, gutted, 16-unit, it's not going to work in your favor.

After my wallow, I had become all but desensitized to the panic, it was just over-load for me so my natural instinct is to just turn off that "care-about-it" switch and just accept what was to come will come, and i set out, without a clue what the heck i was gonna do.

We got into the thing and ended up gutting it.
