There is statutory, and Fannie/Freddie guidelines, that explicitly exempt these transfers from being subject to the Due On Sale Clause...asset protection/estate planning purposes are covered.Why Use LLC when an Umbrella Policy Does the Same?

I would recommend fixing it and then determining whether or not to sell based on cash flow and profit after the sale.

I would also recommend increasing your liability coverage to at least $2M.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.
